Help put your community on a business's short list by certifying your development-ready site. Enrolling in the Certified Site program assures companies that they are receiving the most accurate, detailed information about the site, mitigating some of the risk associated with development and making your community more attractive for their project.

South Dakota’s Certified Site Program offers expanding businesses prequalified sites that are ready for development. A South Dakota Certified Site mitigates the risks associated with development by providing detailed information about the site including price and availability, utilities, access, and environmental assessments. The program is available to all economic development organizations, counties, cities, townships, planning districts, business improvement districts and developers, and is operated under the supervision of the Governor’s Office of Economic Development (GOED).

HOW IT WORKS

  • Eligible applicants may be political subdivisions of the state such as counties, cities, townships, planning districts, or business improvement districts, and developers.

 

  • The GOED will respond on complete applications within 45 days of submission.

 

  • Certified sites will need to re-certify every two years (five years for technology parks).

HOW TO APPLY

There are four site classifications from which applicants may choose one to apply:

 

  • Business Services/Research and Development Sites include, but are not limited to, office, business services and support or research and development activities.

 

  • Light Industrial Sites are sites that are zoned for light industrial or the equivalent zoning designation and are generally characterized by a use that is non-compatible with commercial or residential areas and typically have less impact on the a community's infrastructure.

 

  • Heavy Industrial Sites are sites that are zoned for heavy industrial or the equivalent zoning designation and are generally characterized by a use that would be non-compatible with commercial or residential uses and has a significant impact on community infrastructure.

 

  • Mega Sites are heavy industrial sites in excess of 300 contiguous acres.

Application Deadlines: Ongoing

Applicants must submit one (1) paper copy of the application and one (1) paper copy of the attachments. All attachments will be organized in a three-ring binder and identified in the same manner as the application. All attachments must also by clearly labeled by section and subsection. The applicant must also submit the application and attachments in electronic format. The application must be signed, under the penalties of perjury, by a duly-authorized representative of the applying organization.
